Don't forget to include an unlimited airtime cellular phone with free LD
for every one of your family members into the contract. It costs them
nothing, so don't feel a bit guilty. This adds $120/phone/month to your

I have a friend who not only cleared his own land, but erected a 500'
commercial radio tower and nice air conditioned concrete building on his
little farm. Not only are 3 cellular/PCS companies buying tower space on
his monster, but his county government and state police rent tower space
and facilities from him. When the county government got involved, they
applied for and got a Federal grant to install a 35KW UPS into the
building's electrical system and a hot-start 75KW diesel generator at no
cost to my friend! The Feds want the cellphone system to work in
emergencies, too. Some tower upgrades to make the tower hurricane safe
to 250 MPH wind loading was also added.
He has 180 acres on a little sand hill they all like. Last time I talked
to him, about 2 months ago, he was in negotiation with the tower company
to erect another 500' tower on the other end of his long property because
the first tower was near its loading capacity. He gave up truck farming.
Antenna farming is MUCH more profitable. Screw cellular! PUT IT UP
YOURSELF and rent space on it to anyone who wants to pay for it! It's a
great business to be in....

It sounds as if you are dealing with a cell tower company. Most
wireless carriers do not discount the rent for land clearing- its
assumed to be part of the lease unless you have requested that they
use a part of your land for the cell tower when there is already a
cleared location that will work for them.
Regarding getting unlimited cell time phones- that never happens
anymore. The wireless carriers do not give air time- and the tower
companies can't. They would prefer to simply increase the lease rate
to accomodate you.
The problem with searching for and using comparable lease rates is
that it assumes that those people who negotiated the relied upon lease
rates actually knew what they were doing when the negotiated their
lease. What if they simply guessed or took the offer from the
wireless carrier? What if they felt that they had done a great job
negotiating by getting a $100/mo increase- when in reality the site
was worth an additional $400/mo?
The value of a cell tower lease is based upon the difficulty for the
wireless carrier or tower company in finding another suitable
location. Whether they can find another location is dependant upon
whether the other parcels in their search area work for them or
not.
I would not sign a lease which placed any responsibility on you for
the increased taxes due to their improvements.
